Buyer Services

Buyers are not looking for a property as much as a lifestyle.

The most important part of representing homebuyers is listening.

There are as many reasons for moving as there are individuals.  For those with young children, a primary factor for relocating is school district.  For others it’s about aligning lifestyles with the proper amount of space.  We will sit down with you and identify your key motivation for moving, and the goals you are trying to achieve in your next home. Common questions include:

How long do you plan on living in the new home?  The answer will not only affect the neighborhood and size of the house, but will also be relevant to the financing you obtain.

Do you prefer to be on a neighborhood grid, or do you fancy something more secluded?

What style of home resonates with you — Spanish, Craftsman, perhaps a Mid-Century Modern?

When we have identified all of your parameters, we will preview properties on your behalf.  We will not waste your time by showing you homes that we have not already “vetted”; otherwise, showings will be an exercise of frustration.  Our job is to distill the plethora of properties on the market to those that come closest to meeting your wants and needs.  We accomplish this by keeping abreast of market activity, and making use of our deep contacts in the real estate community to learn of pocket listings and other off-market opportunities.

Seller Services - Pricing

Correctly pricing your home is the first step of the selling process.  

To determine the value of a residential property, it is important to know the amount similar type properties have sold for in the area. To help you better understand the market, we prepare a Comparative Market Analysis (CMA) for you.  The CMA provides a snapshot of the market activity in the neighborhood: properties that have sold in the past six months, those currently in escrow, and homes actively listed for sale.  The value of a property is not based on what you originally paid for the home, or the actual cost of upgrades you might have made to the property. The fair market value is solely determined by what a qualified buyer is willing to pay for your home in the current market cycle. A word of caution: there are agents who will suggest a higher selling price in order to secure a listing; a practice commonly known in the industry as “buying” a listing. This is a disservice to you. Pricing your property higher than the market will support results in more days on the market, likely price reduction(s), ultimately a lower sale price, and oftentimes a more difficult escrow.

Listing your property at an appropriate price is the first step of a dynamic and intentional marketing plan.

Seller Services - Life Transitions

Particular care is needed when transitioning our older clients.

Selling the family homestead can be bittersweet and particularly stressful for the older homeowner. As the “Senior Specialist” at Sotheby’s, we understand that these individuals, as well as their possessions, are to be treated with dignity and respect.  We are ready to assist in each facet of the transition as invited by the homeowner and their caregivers.  For our senior clients we offer two valuable services:

Estate Sales – We can organize/hold estate sales on the family’s behalf.

Home Improvements – Because our goal is to maximize the return of your investment, it may be determined by the family that some improvements to the property are warranted.  Part of our service includes recommending and overseeing contractors.

Seller Services - Marketing

Once the home is ready for sale, we will prepare the marketing materials.

Photography: The entire property will be professionally photographed.

Floor Plan: A third party company will draw a floor plan of all structures.

Brochures: A four-color brochure will be designed, printed and distributed.

Website: A website specific to your property will be created and available for viewing on all of the main realtor websites and the Multiple Listing Service, as well as published in print advertising. A sign rider will be added to the For Sale sign at the front of the property.

Brokers’ Caravan and Open Houses: The property will be made open to the public as discussed with and directed by the homeowner.

Licensed and working in the real estate industry since 1982, I began my career on the commercial end of real estate, responsible for managing retail and commercial centers throughout California, as well as the sale and acquisition of those properties. For the past 25 years, my focus has been on representing residential properties for sale, as well as assisting buyers wishing to call San Gabriel Valley “home”.  I find real estate to be a wonderful blend of psychology, high finance, knowledge and organization., a fluid puzzle of changing goals, all directed by the needs and wants of my clients.  Each side of a real estate transaction has its own set of intricacies. Both ends require artful negotiations and a clear understanding of basic contract law, skills I first acquired in commercial real estate.
